Why Hire Me Instead of a "Free" Bank Notary?

The Bank: Bank notaries are incredibly helpful for a single-page auto title, but they frequently refuse to notarize complex real estate, trust, or legal packages due to liability. They require you to print the documents yourself, find your own witnesses, and operate strictly on a 9-to-5 schedule where you must travel to them.

My Professional Service: I bring the closing to your client's living room, office, or coffee shop. I handle high-capacity printing (mixed letter and legal sizes), provide a complete secondary copy for signers to keep, administer secure encrypted scanbacks, and manage overnight FedEx drops. I manage the logistics so you can focus on the closing.

My prices are all-inclusive. There are no hidden fees for mileage or basic printing within my standard service area.

Example: A complex 3-person closing package that would normally bill at $375 ($125 x 3) is discounted to $325 when booked together as a single appointment.

Included in Every Signing:

  • Mileage & Travel: Covered within my standard Denver Metro service radius.
  • Document Printing (printing only): Dual printing of all documents (Return Copy + Signer Copy) on the correct letter/legal paper sizes. I do not draft or prepare legal documents; I print the ones the title company or lender sends.
  • Maximum Privacy (Encrypted Scanbacks): Strict, password-protected email encryption to protect signers' private and financial data.
  • Courier Service: Secure FedEx/UPS drop-off for overnight shipping to the title company or attorney.

The 50% Table Refusal Policy

In real estate and legal transactions, signers occasionally decide to halt the signing at the table due to contract disputes, last-minute doubts, or missing funds. Because I print, travel, and block my schedule regardless of the outcome, any signing that is aborted at the table by the client is subject to a 50% Table Refusal Fee based on the originally quoted price.

  • The Scenario: I was hired for a $325 multi-signer real estate package. I printed the 180-page file, traveled to the location, and presented the documents to the three family members.
  • The Twist: Reviewing the contract at the table, the sellers noticed a purchase price they fundamentally disagreed with. Tensions rose, and they refused to sign until consulting their attorneys.
  • The Solution: A less experienced notary might try to force the signing or argue with the clients. I simply "read the room." I remained neutral, politely advised them to consult their legal counsel, secured the documents to protect their privacy, and excused myself. I immediately updated the hiring agency on the contract dispute so they could renegotiate.
  • The Result: The clients felt respected, the hiring agency was fully informed, and I billed a fair 50% fee ($150) for my printing and travel time. Protecting the transaction—and knowing when to walk away—is the mark of a true professional.

Why Hire Me Instead of the Facility’s In-House Notary?

Aurora clearance packet:

  • From me: a scan of my Colorado driver’s license or state ID, plus my Notary Commission Certificate as a PDF (physical copy on request).
  • From you: your Form G-28 and a Letter of Authorization on firm letterhead naming me as your contracted legal proxy.
  • Submission: you email the packet to the visiting office or Supervisory Deportation Officer at least 24 hours in advance.
  • Visit day: I show the guards the same physical ID and go to the legal meeting room.

Standard Mail-In Processing

$85 Base

Includes: Processing of up to 3 documents at the Denver SOS office. You overnight the documents to my Denver location, and I handle the physical legwork.

Standard Add-Ons:

  • Volume Fee: $10 per additional document.
  • Colorado SOS Fees (at cost): $15 per document same-day or $5 per document standard (see below).
  • Return Shipping: Provided by partnering notary.

The SOS processes it in the order received: about 7 business days. Use it only when your client is in no hurry.

Required: documents must arrive already notarized by a Colorado notary. Before I go to the SOS, I check every certificate (county, date, wording, signature and complete stamp). If I find an error, I tell you first so you can fix it, instead of your client getting a rejection. See the SOS requirements list.

Itemized receipt: every charge is listed separately (notarization at $15 per act if applicable, apostille service, volume, State fees at cost, and shipping), so you can pass costs to your client with full transparency.

The same terms apply to every service: 100% upfront (cash, Venmo, Zelle, or card; credit card payments have a 2% processing surcharge; debit cards have none), 24 hours' notice to cancel, and fees cover time, travel, and clerical labor, not third-party acceptance of documents.
